Consultation has concluded
Protecting the visual significance and landscape quality of Mosman’s foreshore slopes and the amenity of existing residential properties has been a Council priority for many years. To achieve this Council established the Mosman Scenic Protection Area as part of the Mosman Local Environmental Plan which requires views, scenic amenity, landscaping, building bulk and scale to be considered when landowners develop their property.
To maintain the Mosman Scenic Protection Area, Council is required to seek exclusions from the State Government’s Housing Code on an ongoing basis. Council has been seeking more permanent protective measures and is now proposing to rezone R2 low density residential land that is located within the Mosman Scenic Protection Area to E4 Environmental Living. This would apply to the 2,631 properties within, or partly within, the Mosman Scenic Protection Area currently zoned as low density residential, R2. This land is identified on this map.
If the proposal does not proceed, standardised planning controls under the State Government’s Housing Code would apply to R2 land in the Mosman Scenic Protection Area from 30 May 2022. Landowners would be able to apply to a private certifier for a complying development certificate instead of having to lodge a development application with Council. This process may allow faster and more certain approvals for landowners in the Mosman Scenic Protection Area. It would not provide Council with the opportunity to consider impacts on views and scenic protection. Neighbours would not have the opportunity to comment on proposed development near them.
Community information sessions will be held online as Zoom webinars in response to COVID-19. Two sessions will be held. The same information will be provided at both sessions:
Thursday 7 October: 3 – 4pm. Completed.
Wednesday 13 October: 6 – 7pm. Completed.
The format of the sessions will include a brief presentation and time for questions. You can talk with the team, ask questions and provide informal feedback.
